Up-and-over door K3, hand operated
Installation Instructions
- Installation only by qualified fitters -
Please read carefully prior to installation
The manufacturer's liability expires with improper installation.
For the installation you will need the following tools:
Rule, spirit level, open–end or box spanners of sizes 10 and 13, cross-tip scr-
ewdriver size 2, portable drill with drill bits
Fastening material appropriate to the building construction
Attention! Never lift or carry up-and-over doors with the springs
Be careful when opening up-and-over doors for filling at the customer (in-
creased spring tension)
Number combinations in square brackets, e.g. [1.05 a], refer to the corre-
sponding page and illustration in the illustration section.
1 Place door in or behind the opening [1.05 a]
2 Press the horizontal track out of the transport clamps [1.05 c], open out slightly and
secure door from falling over [1.05 b].
3 Tip up horizontal track and secure it from collapsing [1.10 a]
4 Screw together connecting angle with half round screws and M8 self locking nut
with serrated bearing edge to the anchor rails [1.10 c, d].
5 Maintain track gradient of 50mm [1.10 b]
6 Dowel the horizontal track by means of the anchor rail and connecting angle
6a to the ceiling [1.10 c]; shorten anchor rail according to ceiling height;
6b to the wall [1.10 d].
7 Align track connector with the aid of the spirit level [1.10 d]
8 Remove transport safety device and keep it, together with the screws belonging to
it, for dismounting later [1.15 a, b].
9 Unlock the door and push to the open end position [1.15 c, d].
10 Align frame parallel and angular to the door leaf [1.15 d]. Check the right angle by
comparing the two diagonals; check also the horizontal seating of the upper frame
profile and door leaf. The door leaf must have equal air gaps to the side frame pro-
files.
11 Screw together the anchor to the door frame depending on the type of installation
(behind or in the opening) [1.20 a,b,c]. When using other fastenings ensure that
these have a load carrying capability of at least those of the anchors supplied.
12 Fasten base stopper profile with floor anchor [1.20 d] for up-and-over doors with
base stopper, or otherwise remove stopper profile and let in the door frame by
5mm.
13 Dowel anchor to the wall and header. In doing so do not twist door frame.
14 Insert rubber buffer on to the track connector [1.25a, b]
15 Align tracks parallel to one another and at right angles to the frame profile above
[1.25 a]. The installation has been carried out correctly when the door leaf later in
the open end position is horizontal [1.25 c] and touches both rubber buffers at the
same time.
16 Close the door and check the size of the gap again between door leaf and side
frame profiles [1.25 d]

The adhesive surfaces must be clean and free of dust and grease
19 Make a trial run. While doing so pay attention to the correct spring tension [2.05
a,b,c]. The door leaf must swing out in the upper third when closing (angle between
lever arm and side frame profile approx. 60°).
20 Alteration to spring tension [2.05 d,e,f,g]
Attention! If it is necessary to alter the spring tension, a suitable personal pro-
tective outfit must be worn and the door leaf secured from falling down
Bring door leaf to the end position. Remove upper spring connectors. Insert a ro-
bust screwdriver or piece of 8 mm round steel in the curved shackle of the upper
spring suspension and increase or decrease the spring tension by hanging in the
"nose" higher or lower. A difference of one hole in the hanging-in between the left
and right springs is permissible. Insert the upper spring connectors again.
Dismounting instructions

Please read carefully before dismounting
For dismounting you will need the following tools:
Hammer, chisel, open-end or box spanners of sizes 10 and 13
Attention! Never lift or carry up-and-over swing doors by the springs
21 Chisel out the garage floor in the floor recess area so that the side frame profile
and, if need be, the rebate profile is laid free.
22 Close door
23 Secure door from falling down
24 Screw off the anchor from the wall, header and floor
25 Screw off the anchor from the door frame
26 Secure horizontal track from falling down.
27 Loosen horizontal track fastening
28 Demount anchor rail
29 Fold in horizontal track
30 Remove door from the opening
31 Fix transport safety device
32 Slide horizontal track onto the transport safety device
Operating and Maintenance Instructions
The manufacturer's liability expires with improper operation, maintenance and/or
if no original spare parts are used.
Operation:
The mechanical arrangements of this door are made so that danger with regard to
crushing, cutting, cropping and being caught up of persons operating or persons in the
proximity have been avoided as far as is possible. For safe operation of the door the
following points are to be observed:
Before and during operation of the door ensure that, besides the person operating,
no other person or object is with the range of moveable parts (e.g. lever arm, door
leaf, castors, etc.) of the door.
Hand operation of the up-and-over door is only permissible with the outside
handle, the inside handle or the traction cable. Here there may be no intervention
in moveable parts by the person operating it.
The up-and-over door opens by itself in the lower area and runs shut by itself in the
upper half when closing.
Push the door leaf right to the end position when opening and wait for it to come
to a standstill before further action. There must be sufficient spring tension. Atten-
tion! Spring tension may only be altered by qualified fitters.
Operation of this door is only permissible with an environmental between –30°C
und +40°.
When closing the up-and-over door let the snapper/s click home securely.
Lock function (with snapper lock)
-
For a complete turn of the key opening and closing of the up-and-over door is
always possible without a key.
-
For a 1/3 turn of the key the up-and-over door can be opened and is locked af-
ter a 1/3 turn back of the key on closing.
-
By shifting the inner unlocking or locking knob opening and closing is possible
without a key.
When equipping this door with a door operator
-
the door system must comply with all valid EU Guidelines (Machine Guidelines,
Low Voltage Guidelines, EMC Guidelines etc.) and all relevant national and in-
ternational standards and regulations.
-
the door system must be marked by the manufacturer according to regulations
with a type plate and the CE Mark and a Declaration of Conformity must be is-
sued.
-
hand-over documentation in the national language must be produced and kept
safe for the entire useful life of the door.
-
a pass-door contact must be fitted if there is a pass-door.
Settings to the door operator may only be made by qualified fitters.
Maintenance:
After installation of the up-and-over door and after each of approx. 5000 door opera-
tions, at least every 6 months, the following checks and maintenance work is to be car-
ried out:
Maintenance by laymen or qualified fitters:
Spray the pivot of the up-and-over door with silicon spray, clean the tracks and
spray with silicon spray.
Do not oil closing cylinder; use only graphite spray to free up if sluggish.
Provide sufficient ventilation (drying) of the rebate profiles and the side frame pro-
files; draining-off of water must be ensured.
Protect up-and-over door from corrosive, aggressive agents such as acids, alka-
line solutions, road salt etc.
Up-and-over doors with wood fillings are treated at the factory and are therefore
impregnated against blue stain and pests. Further colour treatment at the custo-
mer must be carried out within 4 weeks after delivery for wood fillings and with a
wood moisture content of max. 20% using commercially available wood preserva-
tion lacquer or suitable decorator paints. Dark lacquers or paints are to be avoided.
Up-and-over doors with steel filings are powder coated with polyester at the fac-
tory. Further colour treatment at the customer must be carried out within 3 months
after delivery with 2-component wash primer with solvent-containing agent and
commercially available paints.
A coloured follow-up treatment is to be carried out at time intervals depending on
local atmospheric conditions.
More extensive maintenance work may only be carried by fitters qualified for this.
Maintenance reports must be kept for the entire useful life of the door.
Maintenance by qualified fitters:
Check screws and terminal connections for tightness and, if necessary, tighten up.
Check wear and tear parts and, if necessary, exchange for original spare parts.
Pay attention to correct spring tension. The door leaf must swing out in the upper
third when closing. If an alteration to the spring tension is necessary, this is to be
done in accordance with point 20 of the installation instructions
Exchange multiple spring assemblies after approx. 30.000 operating cycles
(open/close). This is necessary for:

10 year manufacturer's guarantee
Besides the guarantee based on our Terms of Sale and Delivery, we give a 10 year ma-
nufacturer's guarantee for a maximum of 50,000 duty cycles on the up-and-over men-
tioned above.
Should these, or any part thereof, prove unusable due to material or production faults,
or should such faults seriously impair their use, we will, at our discretion, repair it or re-
place it.
For damages caused by improper installation and mounting, incorrectly putting into
operation, operation and maintenance not according to instructions, improper use, no
liability will be accepted. The same applies to damages caused by transport, force ma-
jeure, external influences or natural wear and tear as well as by unusual atmosphere
conditions. This applies particularly to the priming and wood surfaces.
The final colour treatment at the customer must be carried out within 4 weeks of deli-
very for wood fillings with a wood moisture content of 20% max., for steel fillings wit-
hin 3 months of delivery
After unauthorized changes or repairs to functional parts, or after application of addi-
tional filling weight that the specified multiple spring assemblies can no longer coun-
terbalance, no guarantee can be accepted.
Faults are to be reported to us immediately in writing; the defective parts are to be re-
turned to us on request. The costs for dismounting, mounting, freight and postage will
not be covered by us. Should a complaint prove unjustified, the customer who placed
the order shall pay our costs.
This guarantee is valid only in conjunction with the acknowledged invoice and com-
mences on the day of delivery.
